This includes maintaining corporate records, coordinating board and owner meetings, preparing and distributing notices and meeting packages, managing owner records, preparing Status Certificates, and maintaining ongoing communication with legal counsel and service providers when required.
We also assist with resident communications, welcome packages for new owners, community newsletters, and other initiatives that help strengthen engagement within the
community.
Physical Management
Protecting and maintaining the corporation’s physical assets is one of our highest priorities.
We conduct regular property inspections, oversee preventative maintenance programs, supervise contractors and site staff, and monitor building systems to ensure that the property remains safe, attractive, and well maintained. Our hands-on management approach helps identify issues before they become costly problems while ensuring that maintenance standards remain consistently high.
Emergency support is available 24 hours a day, providing peace of mind for both residents and board members.
Insurance
Fairway Property Management maintains comprehensive professional insurance coverage, including Errors and Omissions Insurance.
We work closely with condominium corporations, insurance providers, and industry professionals to help ensure that appropriate coverage is maintained and that insurance-
related matters are handled efficiently. Upon engagement, Fairway Property Management will also be added as a co-insured party under the corporation’s insurance policy, providing an additional layer of protection and accountability.

Financial Management
Financial transparency and accountability are critical to the success of every condominium corporation.
We provide comprehensive financial management services that include budget preparation, monthly financial reporting, reserve fund planning, common expense collection, cash
management, and audit support. Detailed financial statements are provided to the Board on a timely basis, allowing directors to monitor the corporation’s financial position and make informed decisions throughout the year.

By-Law & Rules Enforcement
A well-managed condominium community depends on consistent and fair enforcement of its governing documents.
We assist Boards of Directors with the administration and enforcement of the Condominium Act, Declaration, By-Laws, and Rules. Our team works to address violations professionally and effectively while maintaining respectful communication with residents.
When necessary, we coordinate with the corporation’s legal counsel to ensure that enforcement actions are carried out appropriately and in accordance with applicable
legislation.
